Originally from Southern Illinois, Kristin's Central Florida story began more than 20 years ago when she moved to Orlando to participate in the Disney College Program at Walt Disney World Resort. What started as a college program turned into a nine-year career with Disney, where she worked in food and beverage and eventually moved into management. It was there that she developed a passion for exceptional service, attention to detail, and creating memorable experiences, principles that would later shape the way she approaches real estate.

After purchasing her first home, Kristin found herself drawn to the real estate industry and made the transition from Disney management to becoming a REALTOR® in 2013. Since then, she has helped hundreds of families buy, sell, relocate, and invest throughout Central Florida.

Kristin's experience extends beyond traditional residential real estate. She has personally purchased, renovated, and invested in properties, including both short-term vacation rentals and long-term rentals. That firsthand experience gives her valuable perspective when helping clients evaluate a property as a home, an investment, or both.

Her knowledge of Central Florida also makes her a valuable resource for clients relocating to the area or searching for a home near the magic. Ten years ago, Emily Culver made what she calls "a somewhat rash decision" to move from Pennsylvania to Central Florida. It turned out to be one of the best decisions she ever made. Orlando quickly became home, and over the years Emily fell in love with everything that makes Central Florida unique, from its diverse communities and incredible food scene to the theme parks and endless things to do. Having made a major move herself, she also understands what it feels like to start fresh somewhere new, which has become an important part of how she serves clients relocating to the Orlando area.

Before real estate, Emily spent more than a decade in the restaurant industry, where she developed a genuine passion for customer service and taking care of people. That same service-first mentality is now at the heart of her real estate business. After purchasing her own home in 2020, Emily realized she could combine her love of real estate with what she already did best: listening to people, anticipating their needs, and making important experiences feel a little less overwhelming.

Emily became a licensed REALTOR® in 2023 and quickly made her mark, earning Rookie of the Year at her previous brokerage. Today, she helps buyers, sellers, and relocating families throughout Greater Orlando navigate their next move with confidence. From finding the right neighborhood and navigating new construction to preparing a home for market and negotiating on behalf of her clients, Emily brings a thoughtful, hands-on approach to every transaction.

Kendra Velez brings nearly a decade of real estate experience to The Duncan Team, combining an extensive background in real estate operations, marketing, transaction management, and corporate relocation with her role as a REALTOR®.

Kendra began working in real estate administration in 2017 and has served as Director of Operations for The Duncan Team since 2020. Over the years, she has worked behind the scenes on hundreds of real estate transactions, helping buyers, sellers, and relocating families navigate everything from contracts and deadlines to inspections, closings, marketing, and the countless details in between.

Now, as a licensed REALTOR®, Kendra brings that experience directly to her own clients. Her years spent managing transactions have given her a unique understanding of the entire real estate process, not just finding or selling a home, but everything it takes to get successfully from the first conversation to the closing table.

Relocation is especially close to home for Kendra. As a military spouse, she understands firsthand that moving isn't always as simple as choosing where you want to go. New cities, changing timelines, long-distance logistics, and the pressure of making big decisions from afar can all be part of the process. That perspective, combined with her professional background in corporate relocation, allows her to approach each move with both experience and genuine understanding.

Known for being organized, proactive, and detail-oriented, Kendra believes her clients should never have to wonder what happens next.
